The air conditioner condenser cabinets for the center apartments (x04 and x05) as well as 103, are in a room behind the laundry room. The condenser cabinets for the other apartments on each floor (x01, x02, x03, x06, x07, x08) are in the small utility room next to the trash chutes.
In each of these small utility rooms that must accommodate three condenser cabinets, each apartment has been assigned 1/3 of the available space. The width of the louver in the wall is 84 inches and the condenser cabinet for each apartment must be limited to 1/3 of the width, or 28 inches. Condenser cabinets that are too large for this limited space are not permitted. Contractors must provide systems that do not encroach on the space assigned to the adjacent apartments.
Proposals for sharing the space that do not meet the above requirements may be submitted with a written agreement signed by all the owners that are assigned to that utility closet or room.
The condenser cabinet must be installed with an air discharge duct that extends to the building discharge louvers. This directs the hot air to outside and reduces the volume of air that is recirculated to the intake of the condenser and the neighbors' condensers.
Whenever an air handler (the part of the air conditioner that is inside the apartment) is replaced or removed and reinstalled, it must be provided with a secondary drain pan equipped with a secondary cut–off switch. This switch is designed to stop the air conditioner if the drain pan fills with water and will reduce the risk of water dripping down into the apartment below if the condensate drain becomes clogged.
