IMPORTANT INFORMATION REGARDING PROTECTION FROM WATER DAMAGE CAUSED BY A/C CONDENSATION WATER LEAKS

 

DO NOT BE NEGLIGENT! ... Protect your condo and that of your neighbors below from the risks of water damage caused by an overflow from your air conditioner condensation pan and/or drain pipe. Your PB3 Board of Directors strongly recommends that you do the following to minimize the risk of water damage: 1) Clean your A/C condensation drain; 2) Obtain an A/C Water Alarm

1)             Either continue to add vinegar to your A/C condensation drain pipe monthly OR add 2 oz. of Nu Line biodegradable pipe cleaner to your A/C condensation pipe(s) monthly. Nu Line has been shown to have much superior results when compared to vinegar. A 32 oz. bottle of Nu Line can be purchased for the wholesale price of $24 by writing a check payable to Point Brittany Three Corp., and delivering it to the Management office, where you can obtain a bottle of Nu Line. It's also available on Amazon.

The air conditioner should be turned off (using the thermostat) before pouring and be allowed to stay off for 20 minutes following application to prevent condensation from diluting the effectiveness of Nu Line.

2)             Purchase and install a Wi-Fi water alarm, which will notify you and your neighbor(s) (if you so choose) of any water leaks from your A/C condensation pan/drain pipe. These alarms have sensors that both sound an alarm and send notification(s) via email or text to your chosen email(s) or cell numbers.

Options: Wi-Fi Water alarms can be purchased in primarily two types; A) Electric outlet version, plugged into an existing electric outlet, and B) Battery operated.

Your PB3 Board has identified at least one of each type:

a)        The Proteus Wi-Fi Water Detector with alarm and email/text alerts can be plugged into an electric outlet. This device costs approximately $99.

b)        One battery operated Wi-Fi water alarm is the Resideo Leak Detector, which sends both an alarm and email(s) or text(s) when the sensor detects water. This device costs approximately $50 (and, an optional additional 4 foot sensing cable is available for about $20). [Editors note: As of 4/21/2024, Amazon indicated that here is a newer model of this item, First Alert L1 Wi-Fi Water Leak and Freeze Detector for $49.99 plus $14.10 for the sensing cable. It's also offered on the Home Depot website. The First Alert L1 detector is compatible with the Resideo Smart Home app.]

 1) Pipe with auto shut-off switch on left (cap with black wire), can be lifted off to pour Nu Line into pipe, which will flow into the A/C condensation pan at the bottom of the Air Handler, and out through the pipe to the right.
